Applicant Request
• CPA-05-14: The applicant is requesting a small
scale land use change from Light Industrial to
Commercial on approximately 0.5 acres. The
request, if approved, would permit
commercial activities associated with any
implementing zoning district approved for the
parcel.
Applicant Request
• ZOM-04-14: The applicant is requesting o
rezone both the parcel that is the subject of
the land use change as well as the parcel to
the south (Fun Station) to the ‘BA’ (Business
Automotive) district. The purpose of the
request is to allow recreation and
entertainment by right rather than by special
exception as required in the present ‘BH”
zoning district.
Staff Analysis – Comp Plan
Amendment
• Staff finds the request consistent with the
Alachua County Comprehensive Plan and
ULDC. The requested land use change will
allow commercial uses on parcel adjacent to I75. Given the location of the property,
impacts to surrounding uses will be limited.
Adequate infrastructure exists to serve the
parcel.
Staff Analysis - Rezoning
• Staff finds the request consistent with the
Alachua County Comprehensive Plan and
ULDC. The requested zoning change will
result in a ‘BA’ zoning district for both parcels
in this application. The primary purpose is to
allow recreation and entertainment by right
but the rezoning would allow any uses by right
or SE as found in the ULDC for the BA district.
Staff Recommendation
• Staff recommends that the Commission hear
the items and approve 1) the requested land
use amendment and 2) the requested zoning
changes (during the quasi-judicial portion of
the hearing). In addition, with approval of the
BA zoning district, the resolution will also
reflect that the special exception now in place
for the Fun Station parcel will be revoked as it
is no longer necessary.
