Background
• Goodwin Lumber has been in existence since
1976 and is presently operating under a
special use permit for the site dating to 1985.
The applicant wishes to expand the operation
at the site to include fabrication of preengineered flooring product using reclaimed
wood.
Background
• The BoCC recently amended the
Comprehensive Plan to permit limited wood
based industrial uses in the Rural/Agriculture
land use designation via the special exception
process. The Unified Land Development Code
(ULDC) has also been amended to incorporate
such uses as permitted uses in the Agricultural
zoning district via the special exception
process.
Applicant Request
• The applicant is requesting a special exception
to continue the exiting mill operation on the
site and to permit assembly of pre-engineered
flooring product per the Agricultural policies
now found in the Future Land Use Element of
the Plan. An expansion of the facilities from
the present 48,000 square feet to a maximum
of 55,000 s.f. is also included in this request.
Staff Recommendation
• Staff recommends that the Commission hear
the item and approve the special exception
with the conditions and bases as noted in the
staff report. Staff finds the request consistent
with the Plan and ULDC as noted in the bases
in the staff report.
