Purpose of Official Plan Amendment Application :

Requests an increase in density from 185 to 243 units per hectare

Requests an increase in height from 5 to 6 storeys

Zoning By-law 2020

Purpose of Rezoning Application:

To rezone the lands from D (development) and H-RO4 (Orchard Community Neighbourhood Commercial with a holding provision) to an RO4 exception to permit the proposed development

Proposed Land Swap

Applications propose providing the city with a 4.9m x 52m parcel of land west of the east boundary of 5236 Dundas St. in exchange for a 5.2m x 48.5m parcel located east of the east boundary of the vacant parcel south of 5236 Dundas St.

Public Consultation

A neighbourhood information meeting was held April 22, 2013.

Public comments are attached to report PB-51 13 (Appendix I)

Key concerns: density, height, design, traffic, safety and the fit of the proposal in the Orchard community

Next Steps

staff to complete technical analysis including consultation with Region on traffic and access as Dundas is a regional road and higher order transit corridor

evaluation of applications in light of applicable policy framework including intensification criteria in Burlington Official Plan

a staff report with recommendations on the applications is anticipated in Fall 2013.
