Culture: Low Miles Community
• Exploit human behavior research
• Non auto-centric culture
• Do-gooders (make it easy. Comes out in
interviews w/ tech workers)
• EBay’s online community phenomenon
– Make friends, achieve social status
– Self polices bad behavior
• “Communities of Practice” – expertise around
a problem domain (green commutes).

Low Miles Scheme
• New residential complex
• Everyone signs low miles pledge
– Entry condition to obtain housing
– People are “self-consistent”
• Manufacture a tipping point
– Currently, it’s often dumb to be green
– Positive peer pressure
• Problem-solving think tank. Online & in person
– Carpool to grocery store
– Ex: Biking learning curve: route, gear, defensive
• People love to share such self-discovered expertise
– Delivery services, etc.

Benefits to Developers
• Faster approvals
• U.S. Mayor’s Climate Protection / Cool Cities
– Cities want Developers to be extremely green
• Positions Developer as more environmentally
responsible than other builders
– Cities will seek out Developer for big projects
• Chance for reduced parking requirements
(parking reserve) that turns into bonus homes
after a few years.
