What is the ‘Phase 3 model of
extra care’?
• Remodelling of the delivery of extra care
to ensure sustainability
• Services are provided in line with the
personalisation agenda

Extra care workshop held in April 2011:
• Understanding demand, need and profile of prospective
clients
• Approach for identifying potential residents will depend
on type of tenure
• Type of tenure - needs to reflect local demographics and
reduced availability of public funding
• Shift away from model of large % of rented properties
towards increase in % of shared equity/ outright sales
will reflect local demographics and reduced public
funding e.g. 50% rented/ 50% market or 20%
rented/80% market

• Level of need- need to differentiate between
care needs and housing needs
• Current model of 40/40/20 high/medium/low can
only be used realistically for affordable rented
properties to achieve balanced community
• Option to change model to increase number of
high/medium and minimum threshold- benefits
of extra care over residential more apparent
