WHAT FACTORS DO NOT AFFECT THE
VALUE OF MY HOME?
• Assessed value of the property determined by the Tax Assessor’s Office represents a
valuation for tax purposes only; it is not a true market valuation of the property.
• Your refinance appraisal is oftentimes overgenerous because the appraiser does not
have to justify the price to a buyer. The mortgagor already owns and plans to continue
living in the home.
• The price you originally paid for the home is not a true factor because prices are
based on overall market conditions that vary from market to market. Price in
California have no bearing on home prices in Georgia.
• The amount you need to realize from the sale of your present home to purchase your
future home. These are two independent and unrelated transactions.
• What your neighbors think your home is worth.
– Sometimes neighbors, with a home for sale, will encourage you to list your
home at a higher price to make their home more financially attractive to a
buyer.
– Oftentimes, even neighbors not currently in the market, encourage you to
overprice your property, hoping to artificially increase neighborhood values.

DO IMPROVEMENTS AFFECT VALUE?
Many homeowners make repairs, remodel or renovate.
Is there a return when the property sells?
Generally, that depends on where and when the dollars have been spent. Some repairs
and improvements bring your home up to “selling standards.”
This includes items as paint, carpet, or a new roof. But, buyers expect these things as
“standard”. These types of improvements might make a home more attractive which
may help it sell faster, but they really don’t increase the value. Remember, your
property may be competing with new homes where the buyer is able to choose the paint
or carpet they want rather than live with your selections.
