DESIGN CONSIDERATIONS
 The design team needs to discuss the following topics:
1.
Site analysis critical: Consider impact to surrounding area.
Will it deliver the product?

Structure: Conceptual design “mental picture”. Include size,
shape, area impact, square footage
3.
Materials: What the building made of; wood, steel, cement.
Make sure they support purpose of structure. Consider
sustainable products. Floor to ceiling plan. Elasticity of floor

construction. (material cost + labor) Cost per square foot

Construction Mgmt: Have expertise to guide construction to
ensure it goes according to plan, safely
“FFE” Furniture, fixtures, and equipment

Soft Costs; “Start-up costs” Contingencies(unexpected costs
10-20 % of construction cost) Architect fees, engineering,
consultants, permits, permits, permits!!

