Infill North of KPS

Heritage Hill Developments application
for 2 properties immediately north of
KPS
Infill North of KPS


Appreciate efforts to maintain and utilize 2 existing homes on the
properties
Exceptions to official plan and by-laws are numerous:






Rear yard set back 3.2m vs 15m required
Height – 10.75m vs 9.5m max
Lot coverage – 44% vs 30% max
Minimum parking requirements, parking space sizes, sideyard
setbacks, gross floor area, …
KARA raised issues and belief that this scale of project does not fit
in the commercial core of a historic, heritage village
We suggested a smaller scale development, more architecturally
appealing, visually attractive, in-line with the existing official plan
and by-laws, and more fitting for a heritage conservation district,
would be appropriate for this site.
Infill – Others & General Concerns



Averton (across from KPS) – presented design for 34 units last fall
more in keeping with Kleinburg heritage
Recognize more opportunities and proposals will arise in and
around the villages
General concerns with large scale developments:






Density
Safety
Traffic congestion
Townhouses or condos in close proximity to the street would detract
significantly from historic rural feel of the area
Prefer to see smaller scale developments, in keeping with Official
Plan and by-laws, and with less visually impact from the street
Recent example on Kellam lauded for keeping heritage look and
feel to the property
Traffic Updates

Truck ban continues on Nashville Road







Continue to seek better enforcement on Nashville, Islington &
Stegman’s
Speed limit reductions around Kleinburg/Nashville
Stop light at Kirby Road & Hwy 27 installed in 2012
Intersection improvements for Maj. Mack & 27 requested (right
turn lane and two left turn lanes)
Left turn lane and stop lights for old Major Mack W of 27 should
be implemented in 2013 season
Left turn prohibition from S 27 onto Islington during morning
peak would require stop light or removal of the left turn lane –
not pursuing further at this point
