Project Objectives

NCTD’s transit operations

Create an economic benefit by enhancing economic development or
incorporating private investment
Provide a public transportation benefit by either: (a) enhancing the
effectiveness of a public transportation project and relating physically and
functionally to the public transportation project, or (b) establishing new or
enhanced coordination between public transportation and other
transportation.
Produce revenue and reserve a fair share of that revenue for public
transportation
Provide that a person occupying space in a facility constructed with FTA
funds must pay a fair share of the costs of the facility through rental
payments or other means.

NCTD Envisions
– A mixed-use development including
subterranean parking, restaurant, retail and/or
office use
– Proposal package shall provide each firm’s
specific successful experience with mixed-use
developments, a financial plan outline and an
implementation strategy.

– Building may be relocated/reoriented on site
or converted/re-purposed into retail space.
