one of the richest and unspoiled natural
reserves, UNESCO heritage and habitat
of thousands of botanical species, fish and
mammals. The gulf of Sian Ka’an reserve,
with its 120 km of coasts, offers a fantastic
panorama where the sky and the sea
merge in a truly unique colour.
The influence of the Mayan and Mexican
cultures gave life to an amazing ability to
prepare traditional foods re-interpreted in
exotic key, but always simple and genuine.
Tulum offers any type of fine cuisine, also
the simplest and most affordable types.

Esto significa en Maya el nombre de una
de las más ricas e incontaminadas reservas
naturales, patrimonio de la UNESCO y

The entire coast represents one of the
world paradises of “fly fishing” as well as
any other type of sport, mainly aquatic,
that range from the simple but amazing
snorkelling to kite surfing, unique dives
in the sea and “cenotes”, natural water
springs that are very common in the area.
The area of Tulum features the most
incredible and well preserved Mayan
sites in Mexico; from Chichen Itza to
Cobá, without forgetting the unique ruins
of ancient Tulum, the only Mayan city built
on the sea.

OCEANO is a unique building in Tulum,
since it embodies the idea of facility
completely nestled and integrated in
the magical natural environment near a
marvellous sea and is based on a design
concept and innovative solutions of totally
Italian character; in fact, it was entirely
conceived, promoted and designed
by architects that wished to combine
architectural design to extremely charming
and functional living solutions.
ALDEA ZAMA is an exclusive urban
development project at only 120 km of
highway from Cancun Airport, nestled in
an unspoiled nature by the sea. Aldea
Zama offers key services to ensure utmost
comfort and safety to its guests.
OCEANO es un edificio único en Tulúm
ya que encarna la idea de la estructura
completamente insertada e integrada en
el mágico contexto de la naturaleza,
a pocos pasos de un mar maravilloso
y según una visión proyectiva y de
soluciones innovadoras con un corazón

THE 8 OCEANO FLATS ARE DISTRIBUTED ON 1, 2 AND 3 LEVELS AND 4 FLATS FEATURE EXCLUSIVE ACCESS TO THE
PENTHOUSE.
All living solutions, in addition to enjoy of
an elegant common space with swimming
pool, pool bar, garden with sun bed areas
and barbeques, offer a private mini-pool
located outdoors in the reserved green spaces and on the terraces and penthouses.
Moreover, each flat features a parking
spot located in front of the building and
bike racks; in fact, it must be remembered
that Aldea Zama area is equipped with
beautiful bicycle tracks nestled in nature
that lead to the nearby beaches.
The building is distinguished by an engineering solution consisting of larger foundations and beams in order to support
higher loads compared to those foreseen
by laws, and thus withstand atmospheric
phenomena.
OCEANO, which is characterised by a
widespread use of pre-treated wood finishes suitable for long exposures to atmospheric agents, is equipped with a “natural crossed-flows ventilation” system of
the facade. This system allows minimizing
condensation phenomena and degrading
of materials, guaranteeing a more suitable
thermal exchange during the various times
of the day.
Thanks to this solution, the flats enjoy of
a more temperate climate all day long.
Moreover, suitable dehumidification will be
guaranteed by an air-conditioning system
of last generation consisting of inverter and located on the roof, in order to minimize noise.
In view of the large glass surfaces, lots of
attention was paid to the solutions concerning metal doors and windows, which consist of low-emission PVB laminated glasses
to reduce the impact of UV rays.
The sanitary system consists of a halved storage tank of 10000 litres, properly treated
and featuring water softener.
The diameters of the drains pertaining to
the OCEANO building were conceived and
calculated according to their intended use.
The electric system was also conceived in
view of low-economic impact thanks to the
use of LED lights. All the systems will be managed from an electric panel for each flat
that can be controlled also remotely thanks
to small optional features such as telephone
dials, alarm, remote video cameras.
The outdoor pavements consist of inter-layers of grass and resin “cement-effect”
mortars.

Todas las soluciones de viviendas, además
de gozar de un elegante espacio común

y parrilla, ofrecen una minipiscina privada
ubicada externamente en los espacios verdes reservados además de en las terrazas
y en los áticos.
Además, cada apartamento está dotado
de un puesto para estacionamiento ubicado en el frente del edificio y del uso de un
soporte portabicicletas; en efecto, no hay
que olvidarse que toda el área de Aldea
Zama posee hermosos carriles para ciclistas inmersos en la naturaleza que llegan
hasta la cercanía de las playas.
El edificio se distingue por una solución ingenierística de cimentaciones y envigados
reforzados para soportar cargas superiores a la norma y resistir a los fenómenos
atmosféricos.
OCÉANO, que tiene como característica
un amplio uso de revestimiento de madera pretratada y adecuada para las largas
exposiciones a los agentes atmosféricos,
está dotado de un sistema de “ventilación
natural de flujos cruzados” de las fachadas. Esto reduce al mínimo los fenómenos
de condensación y de deterioro de los
materiales, garantizando el intercambio
térmico más adecuado para las diversas
horas del día.
Esto hará que los apartamentos estén más
templados en los diversos momentos del
día. Además, se garantizará una apropiada deshumidificación mediante un sistema
inverter de aire acondicionado de última
generación y colocado sobre la cubierta
para reducir el ruido.
Considerando las amplias superficies de
vidrio, se ha pensado atentamente en soluciones para la carpintería metálica con
vidrios estratificados PVB de baja emisividad para reducir el impacto de los rayos
ultravioletas.
El sistema sanitario goza también de una
acumulación desdoblada de 10000 litros,
adecuadamente tratada y con descalcificador.
Incluso los diámetros de los desagües de
OCÉANO han sido pensados y calculados en base a la función para la cual han
sido destinados.
También el sector eléctrico ha sido ideado
para un bajo impacto económico, gracias
al uso de cuerpos iluminados con fuentes
led. Todos los sistemas estarán manejados
por un cuadro eléctrico de pertenencia
para cada apartamento y controlables
también a distancias, gracias a pequeños
mecanismos opcionales como combinadores telefónicos, antirrobo y telecámaras de
seguridad remotas.
La pavimentación externa presenta una intercalación de hierba y morteros resinados
“efecto cemento”.
