Our Quality Control Policy
To maintain the reputation of the network we maintain a strict
policy of quality control. All Properties submitted by agents
are manually checked under the following criteria.

No duplicate properties. First come first served policy.
Properties automatically deactivated from listings after 3 months.
A minimum of 4 photos per property
Photos must be of good quality and clear.
All data is filled.
Spell checking.
Descriptions are grammatically correct.
Properties hand checked by network admin staff

Our Code of Conduct
Network members who do not abide by our code of conduct guidelines
will have their membership revoked. To maintain the reputation of the
network and to promote buyer confidence and confidence between
agents we have created some simple guidelines for all members to
follow:
• No false or misleading information
• Agents advertising properties agree to share commission with any network
member who provides a prospective buyer under the terms of the network
contract.
• An agent must state the commission available at the time of contact.
• An agent must be courteous, polite and professional in all their dealings with
network members and enquiries from the network.
• The agent must inform the referrer of a prospective buyer once a purchase
has been made and should make payment as soon as sales funds are received.

Sharing Commission with
Other Agents
Contacts go to the website or agent where the initial contact is made. The agent will then go through an
automated process provided by the network to make contact with the agent or member who has listed
the property.
When adding a property a network member will add the amount of commission they expect to receive from
the owner.
This process forms part of the commission sharing agreement and ensures that both sides agree on the
amount to be shared if a sale should result. An agent referring a contact will be made aware of the
potential amount available for referring the contact prior to making the referral.
NO 3 WAY COMMISSION SPLITS
The network does NOT charge commission on deals between agents.
The Network contract provides a legal framework for the sharing of commissions between agents.
Commission must be shared 50% referrer and 50% selling agent.
Commissions from network sites are charged at 25% network and 75% selling agent.

-YOU CHOOSE –
1) Directly through www.spanishpropertynetwork.net
Currently adding properties to The Network is free for 6 months. You will be able to access your
own admin area on this website and add and manage your properties. You will receive some
code to place on your website to display properties from the Network and to allow your
website visitors to search and contact you. This option means that all properties you list
will be shared across the network.
2) Through your own copy of our excellent real estate
software on your own website.
The other solution is to purchase or rent a copy of our real estate software. This option is far
more flexible and gives you full control over your properties. You can choose which
properties to share and which properties to show on your website. Further information and
