SCPOA supports formation of SCARF
The California Secretary of State has recently approved the
creation of the Shelter Cove Arts and Recreation
Foundation (SCARF) a 501(c) 3 foundation. The purpose of
SCARF is to provide recreational and performing arts
facilities and activities to the citizens, visitors, and
community of Shelter Cove, California. The foundation will
be able to apply for grants and raise funds for the support
of recreational and performing arts facilities, development
of facilities to encourage the arts and recreational programs
for the community. These facilities may include ball fields,
tennis courts, performing arts venues, hiking trails, bike
trails, skate parks, and swimming pools.
Mark Mitchell is President of the SCARF board, Mike
Caldwell is Vice President, both from the SCPOA Board
and Nancy Mitchell is the Secretary. Paperwork is now
being completed to get a federal tax ID. When that step is
complete and approved, SCARF will begin applying for
recreational grants. Work is already underway for the
creation of a nature trail within RID greenbelt areas
supported by SCPOA and volunteer efforts from our
members and Bill Franklin who is providing the tractor
work. Thank you Bill and all those who are participating in
this worthy project.
Market Conditions, Real Estate 2012/2013
In searching for an analogy for the market conditions for this year’s
newsletter, I have come to believe that our market in Shelter Cove
behaves much more like climate than daily weather. While the weather
(the daily market) has had some localized warming, the climate (the
behavior of the market over the long haul) remains pretty chilly for our
neighbors who try to put a monetary value on their Shelter Cove homes.
According to the MLS, the volume of home sales decreased by
approximately 32% in 2012 (22 homes sold last year; 15 sold this year).
The percentage of Owner vs. REO/Foreclosure/Short Sales also declined:
down from 50% to about 33%. Our market, therefore, is being driven more
by the “outsider” bank interests than those of the local homeowners.
While the average price of sold homes increased a touch to $235,633,
that average was driven significantly upwards by two “owner” sales of
oceanfront homes. If we remove those two outliers from the equation, the
average sales price actually dropped to $192,654. Lot sales also
declined (from 12 sold last year to 8 this year) with the bone-chilling
average sales price of $20,625.
While these numbers may be cause for concern or consternation, there
are a couple of reasons to be optimistic. For one thing, the numbers with
which we are working continue to be small compared to previous years;
small volume numbers can skew the average price statistics fairly
radically. For another thing, there is much “news” out there in the widewide world about an improved housing market. Since the onslaught of
foreclosures and short sales hit Shelter Cove about 18 months after it hit
many metropolitan areas, there is reason to believe that the recovery is
slowly but steadily making its way our direction.
For those of us who are lucky enough to make our full-time residences
here, Shelter Cove is still a stunningly gorgeous place to call home. And
for those of you who still dream of getting here full-time: Shelter Cove is a
dream worth keeping.

The New Nature Trail at Upper Pacific Drive in Shelter Cove
The Shelter Cove Property Owners Association will hold regular public meetings in the New Community Club House quarterly for 2013 all on Saturdays. It
is hoped that this change in schedule will allow more non resident property owners to attend these meetings. Current schedule is March 2nd, May 27th,
Sept 2nd and Nov 2nd. All first Saturdays of the month at 2:00 PM in the New RID Community Club House at the Links on Upper Pacific Drive . Come and
join us!
North Coast Aviation Website Resource for Travelers
MLPA adopts SMR’s for the North Coast

For anyone traveling to Shelter Cove or anywhere along the North
Coast of CA the North Coast Aviation website is a “must visit” site.
With simple drop down menu’s , valuable traveling information is at
your fingertips. Along with highway and airport camera, quick links to
weather, road conditions and other travel sites are easily located. It is
fast becoming the one stop website for quick travel information to the
North Coast.
The Marine Life Protection Act implemented State
Marine Reserves and Conservation Area’s on Dec 19th
2012 along the North Coast of California. (See map on
the back of the SCPOA renewal). These newly formed
areas continue to allow sport fishing in Big Flat to the
North and around Shelter Cove but outline area’s which
are now closed to taking of marine resources. SCPOA
has worked tirelessly to ensure Shelter Cove and
surrounding areas were treated fairly for the Sport and
Commercial Fishing community with some success.

RID Board of Directors Election Results.
The RID board held elections in late 2012 for open seats. With the
election of Dennis Harper, our new RID board is set for 2013. You can
communicate your comments, questions and opinion to the Resort
Improvement Board members via email or by attending the monthly
meetings held on the 3rd Thursday at 9 AM at the RID office.

The King Range Mountain Bike Trail
Mountain bike enthusiasts will enjoy the improvements this year to the
Paradise Royale Mountain Bike Trail in the King Range National
Conservation Area near Shelter Cove.
Directions to the trail: U.S. Hwy 101 to the Redway/Garberville
exit. Follow signs to Shelter Cove/King Range NCA. Travel
approximately 20 miles west from Redway, turn right onto King Peak Road
(dirt road). Travel approximately 2 miles to Paradise Royale day-use

The Shelter Cove Golf Course looks great and
continues to operate under the Honor system for
collection of green fees via the Course “Iron Warden”
located at the entrance to the Pro Shop. As of early
December almost $7000.00 has been collected and
used for the operation of the facility. Along with aeration
of the greens, seeding has also taken place with
watering from reclaimed clean effluent from the water
treatment plant during non play hours. Thank you to all
SCPOA “Honor Golfers” and guests for your honesty
and for helping to offset Golf Links maintenance costs.
2012 Fishing Report, Shelter Cove
The crab season was Exceptional this year for sport
and commercial fishermen with an abundance of
Dungeness Crabs taken. Salmon season started slowly
but picked up steam later in the season with 30 - 40
pounder’s being caught. The Rock Cod season was
nothing to write home about but the Ling Cods were
abundant and large. Shelter Cove locals made three
“Tuna Trips” and did fairly well but not as good as
previous years. Beach fishing was about average
however folks who fished from their kayaks did very
well. Captain’s Trent and Kevin, our local charter boat
operators both had successful years and brought in
some very nice Halibut as well. About a dozen, or so,
nice Thresher Sharks were caught in The Cove. As
always, the abalone were abundant whether you dove
down deep or went “Rock Picking”.
