That is precisely what is occurring in the real estate market here in Shelter Cove. We are seeing bargains on building lots and homes in the Cove that many thought would never return again. Home prices are down more than 25% in many areas of the country, and Shelter Cove is no exception to that downturn. But there is a huge silver lining to this phenomenon, mainly opportunity. In 2008, the least expensive home to sell in Shelter Cove was $206,000 and its price reflects the condition of the home. The most expensive home to sell in Shelter Cove was the former “Ashbrook Inn” for $1,400,000. The mean average home price was $503,727. Five home sales were less than $400,000. Most people could never dream of owning a vacation or retirement home in such incredible surroundings for so little. While the real estate building market has slowed elsewhere, Shelter Cove is still growing! New building permits are up, and we remain the fastest growing community in the entire Humboldt County. The Silver Lining continued: Flat building lots can be found for around $50,000 or sometimes a bit less. It’s clearly a buyers market as the credit market constricts and the investors with money are out looking. I found Donald Trumps remarks on Larry King live Sept. 18th 2008 worth mentioning. He said “It's both a very tough time and a great opportunity…It's an unbelievable time to buy a house.” Shelter Cove has been called “An Island In Paradise”, and that is not too far off the mark. Regardless of what happens in the real estate market elsewhere, Shelter Cove has the all important LOCATION. Our location with its close proximity to large urban areas such as the San Francisco Bay area, make this remote paradise location extremely rare. One only need visit and look around at the daily spectacular show of beauty and nature puts on display here. From the majestic mountains rising out of the beautiful clean blue Pacific, to the golf course, hiking and fishing, and its easy to see why Shelter Cove sells itself. We all have something special here that has evolved into an upscale vacation and retirement community without the “upscale attitude”. There’s no guarantee that the government’s financial bailout program will accomplish all that it is intended to do in the long run, but it clearly will have a positive impact on reenergizing the credit industry and restoring public confidence. While prices did drop 25-30% from 2004 to 2006, those continued price drops have failed to materialize recently suggesting a bottom to the market. This should surprise no one. The bottom line is that it looks as though we have finally “found the bottom” of the housing market, and the tide is turning. Many buyers have wished for but not been able to achieve their dreams of owning a home in Shelter Cove. They have waited hoping to see a change in market conditions. Now they can achieve that goal at a price no one would have ever conceived of even a couple of years ago. That’s the “do-over”. So what does this mean for SCPOA members? It is safe to say that real estate values have indeed retreated from their highs of a few years ago. That being said, the fundamentals of our location and its stunning beauty keep the over all value much higher than otherwise possible. The golden rule of Real Estate is location, location and location. No matter what the current value is of our real estate in Shelter Cove, there is no better time than now to come and visit this paradise we call home in Shelter Cove. By Kurt Wygant-Shelter Cove Home and Land/SCPOA Director The Shelter Cove Property Owners Association will hold regular public meetings in the community center quarterly for 2009 all on Saturdays. It is hoped that this change in schedule will allow more non resident property owners to attend these meetings. Current schedule is March 7th, May 23rd, Sept 5th and Nov 7th. All Saturdays at 2:00 PM at the RID Community Center meeting hall. Come and join us! The Resort Improvement District RID Updates and Improvements. Late September rainfall brought much needed relief to the water table and Telegraph Creek, Shelter Cove’s primary water source. The RID Water Department has applied for permits to install fish passage improvements on the Telegraph Creek dam in compliance with NOAA guidelines. The guidelines require that the District complete construction of adequate fish passage improvements by November 2009. The RID utility workers also completed installation of the first of five new water wells for the system. These wells will supplement the water from Telegraph Creek and provided the lowest cost water solution for build out of Shelter Cove. A second well is nearing completion and a third well installation has begun. The RID Sewer Department has been working on a mandatory report to the Regional Water Quality Control Board defending the District’s existing exemption for its wastewater treatment plant discharge into an Area of Special Biological Significance. The report provides historical flow data, water quality monitoring and photographs that demonstrate that the plant’s continued exemption is justified. The District sends most of its effluent through the reclaimed water filtration system as irrigation water on the golf course. Peaks and surges in the system require that some effluent is discharged to the ocean but the quality of this discharge is no threat to the ASBS. Improvements in treatment, disinfection and monitoring have even improved over the years since the exemption was first issued. The RID Electrical Department reports progress with the pole replacement capital improvement project. Each year the District tries to replace the oldest and most vulnerable utility poles before the winter storm season. The RID Parks Department report good progress with remodeling the Clubhouse Community Center located on RID property at the Golf Links building. The interior has been repainted and new floor is installed. Most of the new kitchen appliances have been delivered and installed. All interior work should be completed within the month in time for holiday events. The RID will consider rental fees structure for this wonderful community asset. We all look forward to future public events in this great building. The RID board continues to serve the community with the current board members unchanged from the June 2008 news letter. Check it out and gain valuable updated information for Shelter Cove property owners. http://sheltercovepropertyownersassociation.org Fishing Report : The Year of the Halibut This year has been an interesting year for fishing in Shelter Cove. Along with the rest of California, Shelter Cove had basically no Salmon season this year. This is of course, for good reason. For future generations to enjoy the amazing sport fishing opportunities that Shelter Cove offers, the population is closely watched by the State. Crab season began December 1, and locals here are getting their fill of fresh Dungeness crab. There’s nothing quite like making and authentic “Lost Coast California Roll”. Just use some of that cooked and chilled crab, a little rice, some cucumber and some avocado slices. Roll it all tightly in some Nori (seaweed) from our local store, and you’ve got a lunch fit for Rodeo Drive. Have I mentioned the fact that we continue to be a destination for abalone divers? The good news is that with a year off, the salmon population is hungry wild and ready! We have already heard rumors of a great season next year, and I for one have began creating room in my freezer. Golf Report The Shelter Cove Golf Course continues to operate with the RID focusing on long term improvements for the course. The Golf Links Honor system for collection of green fees via the Course “Iron Warden” located at the entrance to the Pro Shop continues to prove successful with over $6,600 collected as of early September. Thank you to all “Honor Golfers” for your honesty and helping offset Golf Links maintenance costs. Without the honesty of visitors and locals to the Golf Links, the long term viability of the course would be in jeopardy. Thank you to all who use the Golf Links Course. Pioneers The Pioneers would like to announce that the new 2008 telephone directories have been printed and are still available for purchase for $5.00 at the RID office. The directory is a real asset to people who own property in Shelter Cove. Pioneers provides the books as a service to the community. They are free to Pioneer members.
