Elite Property Services, LLC is a full service
management company serving all of California. Because
Elite has made the full transition to the digital office,
Elite is not constrained by previous paper and office
based company models and physical computer servers.
The Company has offices where ever an internet signal
is available.

Elite founders, having worked in the industry for
decades, started the firm to correct many of the short
comings of the older management firms, namely:
inexperienced managers, too many accounts per
manager, a lack of long term planning and a lack of real
customer service.

Financial Management
Your Association's financial data is maintained in a clear and easy to
understand accounting format, which provides for full illustration of the
Association's accrual position, income and expense detail. Some of the services
provided by the Financial Department are:
– Financial Report Preparation and Transmittal (within 7 calendar days)
• Budget Preparation
• Tax Return Filing, Audit Material Preparation, State Required Filings
– Accounts Receivable
• Monthly Statements – (E-statements, E-documents, Privacy Protection, etc.)
• Deposit of Member Payments – (E-Check, Credit Card, ACH, Teller Deposits)
• Pre-Lien & Lien Preparation & Delinquency Follow-up Reports
– Accounts Payable
• Invoice Approval/Payment
• Check Disbursements
• Payroll Accounting for Employees
– The Financial Software is fully integrated into the Property Management
Software

Collections
• Elite works with the Board of Directors to create a reasonable Collection
Policy which is written in accordance with the governing Civil Codes and
Association Documents. Elite will enforce the Collection Policy to maximize
assessment receivables.
• A Collections Update is provided each month.
Information Technology
• Elite has taken advantage of the latest software packages available for the
benefit of our Client Associations.
– Our Financial & Management Software programs are one in the same,
internet based, accessible from any internet source and provided with
numerous levels of security and protection.
– Our Document Storage system is also internet based so we are capable
of ‘being in the office’ wherever an internet signal is available.
– Our Systems allow Board Members to access private reports from the
secure website any time. – Financial Statements, Work Orders,
Architectural Logs, etc.

Customer Service & Emergency Services
• In addition to Customer Services during regular business hours, our
Emergency After-Hours Services are provided directly by our managers who
are all equipped with 24/7/365 cellular phones. The managers will respond
to emergencies at all hours without requiring the caller to utilize an
uninterested Answering Service company. Feel free to ask our current Board
Members about how easy it is to contact us.
• Elite guarantees that all non-emergency calls will be returned in two hours.
• Elite guarantees that all emergency calls will be returned immediately.
Maintenance Services
• Elite does not own, operate or employ service providers. Service work is
provided by your own approved association vendors. Elite is capable of
providing numerous qualified bidders, suppliers and service companies.

Performance Rules
Company Services
• Elite Property Services requires the company and managers to adhere to
the following operating rules designed to provide the greatest customer
service for the association.
– Minutes and ‘action items’ delivered to the Board within 24 hours of the
meeting.
– Financial Statements delivered to the board in the first 7 calendar days
of the month.
– Meeting reports delivered at least 7 days prior to the meeting.
– Website updates within 48 hours of the meeting.
– All calls returned within two hours.
