Hamilton LEEDing the Way
• Leadership in Energy & Environmental
Design (LEED)
• Community Improvement Plan (CIP) provide incentives for “green”
developments within the urban area of
the City of Hamilton
• Designed to improve economic
(cost competitiveness), social &
environmental conditions throughout
the CIP
Project Area Expansion
• Expansion of the CIP project area to the entire urban
area (mirror that of the ERASE CIP project area)
LEED Grant Program (LGP)
• City to share (50%) the incremental
construction cost, consultation, energy
modeling & certification fees with the
applicant to achieve LEED certification
(eligible costs based on level of LEED
certification achieved)
• A five year grant in an amount which does
not exceed 75% of the municipal realty tax
increase as a result of the LEED development
LEED Grant (Example)
• Total Construction Cost = $39,000,000
• Cost for LEED Gold = $1,950,000
• Eligible incremental construction cost City’s Share (50% to a maximum) =
$975,000
• Plus energy modeling, consultation and
certification fees (at 50%) = $375,000
• Total eligible costs = $1,350,000
LEED Grant (Example)
• Municipal Tax Increment (Differential
between pre-project property taxes and
estimated post-project property taxes)
= $699,348
• Max. grant payment in year one
($699,348 X 75%) = $524,511
• Therefore Owner receives $524,511 for
3 years up to total eligible cost of
$1,350,000

less solid waste, less energy consumption,
reduces the impact of the building, etc.)

Improvement Grant Program
Purpose: Five year grant, in an amount
not exceeding the increase in municipal
realty taxes as a direct result of the
development or redevelopment of the
land and/or building

Property Investment Program
Purpose: To provide financial assistance for
projects that result in predominantly
residential development including
converting existing commercial space into
residential units; renovations to existing
residential units; the creation of new
residential units on vacant land
(former Convert to Rent Program)
Commercial Property
Improvement Grant Program
Purpose: To improve upon the
appearance of numerous commercial
properties throughout the City by
providing a grant for such things as
façade improvements
