Recent Developments
Lifestyle Report Now Available to Send as a Hotsheet
When you create a new hotsheet for your clients, you will notice that one of the
options is now the Lifestyle Report. This report includes the property map, community
and neighborhood information, school information, and nearby attractions and
amenities.
MLS Policy Refresher
Pocket Listings/Off MLS Listings/‘Coming Soon’ Listings
and the Digital Advertising Policy
Just as a reminder, the MLS Policy states that a listing must be placed on the MLS within
5 days of a signed listing agreement unless an exclusive listing agreement is signed and
submitted to the MLS within that 5 day window.
Digital Advertising Policy: Even when a Notice Office Exclusive Listing form is submitted
to the MLS, the property can not be marketed on websites available to the public (such
as Zillow, Trulia, or KSL) , unless it is also placed on the MLS.
Listings that are held off of the MLS are considered ‘pocket listings’ and members have
been voicing concerns about this growing trend. Some third party websites are offering
‘coming soon’ features that promote this practice. Concerned members feel that the
value of the MLS is being tarnished because pocket listings violate the spirit of
cooperation and compensation.
Tech Tip: CMA Tips and Tricks
•
Use the Populate Forms feature to populate the search form
with details from a prior listing on the MLS, or from the Tax
Data. This will fill a range of fields – such as bedrooms, square
footage, year built etc. – to help you find comparable
properties for your CMA.

To find comparables within a certain radius from your subject,
use the Radius tool in the map search. To access this feature,
open your search. Enter the distance and the location and click
on Set to draw a radius around the location.

It can be hard to find the right comparables for your CMA. If
you are not finding enough comparables, try to widen the
search criteria. Remove a limiting criteria, widen the square
footage/acreage, or remove some of the location criteria.
•
Find homes as close to your subject as possible. The CMA
program will make adjustments based on the number of
bedrooms, bathrooms, square footage, etc. More adjustments
means more adjusted value variance, and it can seem as
though your subject property is being valued incorrectly.
