City-initiated General Amendments
to Zoning By-law 2020
•Report PB 56/12 is a report recommending approval of
various city-initiated general amendments to the Zoning Bylaw.
•Staff periodically bring forward amendments to Zoning Bylaw 2020 which require modification or clarification to ensure
the document is accurate, clear and up to date.
•All of the identified modifications are of a housekeeping
nature.

•We note that the process for city-initiated amendments is
different than for applicant-initiated amendments.
•The City prepared a 30 day notice outlining the proposed
general amendments which was circulated to technical
agencies as well as a newspaper notice with the same
information which was published 30 days in advance of this
public meeting.

976 Shadeland
The zoning by-law regulations are taken
from a lot line not from the boundary of the
individual units. The proposed zoning
amendment allows the residents to have an
accessory building and/or structure in the
rear or side yard and staff can use the unit
boundaries to apply accessory building and
structure regulations.
Exception 382
Staff have had inquiries about using the lower
level for commercial uses therefore staff
reviewed the site and the rationale for
restriction.
The zoning at the time of development did
not prevent lower level from being used for
commercial purposes it was only due to
parking that it was limited to the ground floor
only. Now that the lands are within the
Downtown parking exemption area, that
restriction is not necessary.
This site was built as a mixed use
development not a live/work therefore there
are no building code restrictions with respect
to limitations of use or employees.
1135 King Road
In 2007 the land was conveyed to
the City and rezoned from GE1 to
O2. Since the rezoning the land
owner working with Conservation
Halton and City Engineering to
redesign flood control pond reducing
the amount of land needed in O2,
therefore this is a map change.
•Staff did not receive any correspondence from agencies or the
public regarding the general amendments
•Staff is therefore requesting Committee to:
Approve the city-initiated general amendments to the Zoning
By-law 2020 and enact By-law 2020.321.
