• Allow additional business office uses east of Moorland
Road to respond to the growing interest in New Berlin;
• Pursue extension of sewer and water into Section 35;
• Encourage lot clustering to preserve the natural features
and character;
• Single family housing is recommended along Grange
Avenue and the eastern portion of Neighborhood “G”;
• Business park designation has been expanded in
response to a growing Westridge Business Park,
requests by property owners, and for the long-term
financial success of the City (potential new value of
$150 + million);
• This area should also include commercial retail as it
supports the business park and City

INTERCEPTOR ANALYSIS
Sewer & Water Main in Sec. 34 and 35
The City and MMSD have already amended the City’s Current Sewer Service and Urban Service Areas allowing
for the utilities to be brought into this area.
The project is broken out into two phases and generally consists of an extension of the 36 inch interceptor
sewer and a 16 inch water transmission main.
Phase 1 -2012, located primarily within Section 34, includes the installation of:

2,550 linear feet of 36 inch interceptor sewer within a 60-foot wide permanent easement;
2,550 linear feet of 16 inch water transmission main within the 60-foot wide permanent easement;
2,000 linear feet of 18 inch local gravity sewer within the Moorland Road right of way;
2,350 linear feet of water main within the Moorland Road right of way;
Abandonment of the Moorland Road Lift Station once Contract 2-2012 is completed.
Phase 2 -2012, located primarily within Section 35, contains includes the installation of:

6,000 linear feet of 36 inch interceptor sewer within a 60-foot wide permanent easement;
6,000 linear feet of 16 inch water transmission main within the 60-foot wide permanent easement;
500 linear feet of 36 inch interceptor sewer within the Sunnyslope Road right of way; and
200 linear feet of trenchless construction across Tess Corners Creek.
