Code Areas Affected by Flashing
Changes



9.3.3.2 & 9.27.3
9.26.4.1
9.27.3.8

Materials for flashing
Decks as Structures
Flashing Installation
These changes apply to all types of exterior
cladding materials (siding, stucco, masonry,
etc.)
3
Allowable Materials for Flashing
9.27.3 & 9.3.3.2

Lead, galvanized steel, copper, zinc,
aluminum


No change in thicknesses or materials allowed
The Standards for flashing galvanizing have
changed
4
Flashing at Decks 9.26.4.1

Decks & balconies that do not permit the free
drainage of water through the deck must be treated
as a roof.


Unless the surface slopes to the outside of the building
so water can freely drain over the edge.
Flashings should installed

between walls and decks

at guards in contact with the decks
5
Section 9.27.3.8 Flashing
Installation

Flashing must be
installed at
 every horizontal
change in cladding
element

every horizontal offset
in the cladding

every horizontal line
where the cladding
substrate changes, and

top and bottom of all
penetrations
6
Section 9.27.3.8 Flashing Can Be
Omitted Where…….

the upper cladding elements overlap the
lower cladding elements by at least 25mm

Where drained & vented air spaces are used

Horizontal joints in stucco with expansion
strips

Specifications for Wall Openings

Extend at least 50mm
upward (1997)

Have a minimum 6% positive
slope (2006)

Have end-dams not less
than 25mm high

Lap a minimum of 10mm
vertically over the building
element below (2006)

Terminate with a drip that
extends at least 5mm out
from the face of the
building element (2006)

Installation of
Perimeter
Flashing
Siding can be clipped over the
Perimeter Flashing
or
set on top of the flashing in a
J Trim
10
Penetration Options

Flash each penetration individually

Mount all penetrations on battens to allow the flashing to
be placed on the battens rather than each penetration
individually.

Use self draining/flashed covers that meet code
requirements

Flashing at the Window Sill

The 2006 ABC requires flashing at window
sills

2 acceptable solutions are recognized

Metal sill flashing

A self-flashing sill
21
Options for Flashing at Window Sills

In Summary

The 2006 flashing requirements

have created additional complexity

Number of locations requiring flashings has increased

Configuration of the flashing



Up dams
“Leg” length may vary depending on application
Will result in additional cost due to

increased install time required

increased amount of flashing materials
25
In Summary

Talk to your contractors to

Ensure that the flashing materials and
configurations used meet code requirements

Galvanization, “leg” length, 6% slope

Ensure deck interfaces are flashed

Review designs and add flashing transitions

Discuss with your contractors
