Note:
Accommodation in Germany comes with a specific contract called the ‘Mietvertrag’ without which
you can’t apply for the City Registration nor can you extend your visa. So its of extreme importance
that you try your level best to reserve a room in the Studentenwerk or try to reserve a room through
the methods described below. It is wise to begin looking for a place to stay in Germany alongwith
your university application in many cases or as early as possible while still at home. Hopefully the
following information will help you out in your search.
There are limited accommodations in University facilities. In addition to the student
hostels/dormitories, the Student Services Office (Studentenwerk) offers furnished flats reserved for
academic faculty in the vicinity of the University. Usually the rent in the Studentenwerk dormitories
ranges around 250 euros with a onetime deposit of 600 euros which has to be given at the start
while making the contract and it will be given back to you after the contract termination (Kündigung)
of the room has been formalized.

Temporary accommodation can be found about from the Jugendherberge (Youth Hostels) of
the city you plan to stay in, for e.g. http://www.jugendherberge.de/dede/jugendherbergen/essen443/portraet.
One more option is to book your room in a hostel through their website or use temporary
accommodation websites like eurobookings.com (http://www.eurobookings.com/) where you
can pay the per day rate in Indian rupees using your credit card etc.
If no room has been finalized before your arrival in Germany, concentrate your efforts on
finding a senior who can help you in temporary accommodation, for which most probably
SAI can be a central destination.
Renting private flats is facilitated by consulting ads in local advertisers (e.g., Stadtanzeiger)
that are delivered free of charge to every household in the city. The Wednesday and
(especially) the Saturday editions of the regional daily newspapers WAZ (Westdeutsche
Allgemeine Zeitung) and NRZ (Neue Ruhr Zeitung/Neue Rhein Zeitung) are full of ads for
flats and rooms for rent.
A major point of distinction between renting a private flat and a Studentenwerk room are the
utility payments. In Studentenwerk, mostly the heating, electricity, water and internet charges
are mostly free and unlimited (sort of). In some cases, you pay around 15 euros per month for
electricity and then the fixed rent.
When it comes to renting a private apartment or a shared flat, you have a fixed rent for the
room and the utility charges are extra and can be fixed for the month. Internet, electricity,
water and heating charges are all separate as per the terms sought out by the Hausmeister
(Janitor / Caretaker). But there is a limit for the usage of any utility. Internet service provider

of Internet service providers like O2, T-Mobile, Unity media etc. Electricity service providers
will be the ones recommended by the Hausmeister but it is normally RWE as the service
provider. One advantage here is that though you do pay extra for utilities every month and if
you have used it way less than the limit, for e.g. Heating (Heizung) charges, it is returned
back to you at the end of the year. But the bigger disadvantage is when you go overboard.
Then you will be charged more accordingly at the end of the year.

Very often in such rental agreements, a one-time deposit equivalent to two months’ rent is
required; this deposit will be refunded when the flat is vacated in good condition.

Accommodation in a student residence hall
The Studentenwerk (Student Association) runs most of the student residence halls which are
available to the students of the University of Duisburg-Essen. If you want to rent a room in
one of the residence halls, you should apply as early as possible. As the demand for rooms in
a student residence hall is usually higher than the number of rooms on offer, you usually need
to be placed on a waiting list at first. There is unfortunately no guarantee that you are
provided a room upon at the time of your arrival, but you do get a written oe email
communication from them regarding the status of your application. In that case you need to
look for accommodation on the private housing market.

Application process
In your application for a room you can detail whether you want to live in a residence hall in
Duisburg or Essen. However, you cannot choose the residence hall. Following your
application, the Studentenwerk informs you whether they can offer you a room from the start
date you requested or whether you are on the waiting list. Please note that, in case the
Studentenwerk is able to offer a room for you, you are expected to accept the offer unless you
want to look for an accommodation on the private housing market. You do not receive an
alternative room offer from the Studentenwerk if you reject the first room offer.

Newspapers
Local newspapers also include advertisements for appartments and rooms. In “Westdeutsche
Allgemeine Zeitung” (WAZ), „Neue Ruhr-Zeitung“ (NRZ) and „Rheinische Post“ (RP) you
find accommodation ads especially in the Wednesday and Saturday edition. You can buy
these local newspapers at any bookstall. In addition, you should consult the local advertising
journals “Stadtpanorama” and “Wochenanzeiger” on Saturday. These journals are distributed
for free to all households in Duisburg.

All over the university there are blackboards where you can put your ads. This is an excellent
way to directly reach other students who are looking for tenants.

Wohnberechtigungsschein
As a student, you have a right to a Wohnberechtigungsschein (WBS), a voucher which
authorises you to apply for a flat subsidised by the city. After you have received your
residence permit, you can apply to the housing department at the district office („Bezirksamt“,
department „Wohnungswesen“) for a WBS. You should enclose an income tax return with
your application which shows that your annual income does not exceed 12.000 €.

Deposit
Before you move in a new apartment or room you have to pay a
deposit. The deposit usually amounts to twice or thrice
"Kaltmiete". You get the deposit back after you move out unless
you are responsible for damages done to the apartment or room.
Basement
refers to the rent you pay for the use of the rooms. It does not refer
to further costs such as water, heating, etc.
Möbliert
Furnished: Usually an advertisement for a furnished apartment or
room (you would receive a list of furniture that is included).

in most cases not explicitly mentioned in an advertisement.
Unfurnished apartments neither include furniture nor kitchen
facilities (oven, sink, etc.).

you should check which costs are included in the "Nebenkosten".

telephone and internet.

Living in a WG is usually cheaper than getting an own apartment
and many students like to live in a WG for the company of their flat
mates. However, you should note that there are different kinds of
WGs. A WG can be a group of friends who decide to share a flat,
but it is not unusual that students share a flat just for the sake of
saving on the rent. Therefore it is not unusual that you can get a
room in a WG even though you hardly know your flat mates. If you
prefer a WG with friends, you might consider searching for an
apartment with some of your study colleagues.
