Case Study of
Changing retail
Functions ( changing
shops) in Leicester
1971 - Haymarket
First shopping centre built in
Leicester, built on the site of
the old Hay market.
Why
1. Businesses benefit from
increased shoppers
2. All under 1 roof so
increased safety and do
not get effected by the
weather
Recently this has seen decline.
Although today still has 58 stores,
the anchor ones being H&M,
Primark and TKMaxx
1989 Fosse Park
Opened due to close links with centre, M1
and M69 – so easy to access
Also had plenty of flat cheap land to build on
Many customers lived in the rural urban
fringe where this is located
Flagship store Marks and Spencers
1992 – The
Shires
Opened to help the ageing Haymarket
Flagship stores House of Fraser and Debenhams
Why
Hoped it would attract shoppers back into the city
centre due to Fosse park and sub + counter
urbanisation
Wanted to create employment in city centre to
attract back in businesses
Make the city more compact so people travel less
and it helps contribute less to climate change
2008 - Highcross
Was a further extension and
rebranding of the Shires
Attempt to attract shoppers back
into the Leicester
Development linked with leisure
facilities and new cinema
