PURCHASE: STANDARD PURCHASER SPECIFICATIONS













Floors: Raised floor system with finished carpet to tenant color choice at Seller cost; parquet floors, carpet
upgrades and tiles installed to Purchaser’s choice and cost.
Walls: Paint finished walls at Seller cost. Other finished wallboard partitions including paint finish at
Purchaser cost and option. Glass partition walls located as per Purchaser requirements at Purchaser cost.
Baseboard Molding (skirting): Baseboard molding to be installed to match carpet style of the building at
Seller cost.
Ceilings: Suspended acoustical tile ceiling in each room and common area to be installed at Seller cost.
Electric: Electric distribution and layout of sockets as per 1 double socket per 10m2 evenly spaced around
each room. Purchaser customization and additional requirements, and any upgrade shall be at Purchaser
option and cost.
Heating system: Central hot water radiator heating system; central redundant boiler system to assure year
round supply of hot water in addition to municipal service.
Air conditioning/ventilation system: Split system units providing full cooling and heating shall be installed in
each room and open space area to provide even heating/cooling of the office and separate fresh air supply
system to provide no less than four air changes per hour in general office areas both at Seller cost, and
customization if required at Purchaser cost.
Communications: Fiber optic distribution available to office building in locations and quantity designated by
fiber optics/communications designer; multiple outlets in each suite to provide flexibility in location of
phone, computer, fax and video stations made at Purchaser cost.
Security system: Fire protection installations at Seller cost for standard office layout. Additional fire
installations required due to tenants customizations at Purchaser cost. Security system or live guard shall be
at Purchaser direct cost.
Rest Room Facilities: Standard office rest room facilities on each floor; rest rooms include high quality
fixtures, western toilet, lavatory, sink and tile flooring and tile wall; fan exhaust to central ventilation system.
Entrance Door: Existing solid timber double doors with decorative glass with high quality lock sets. Within

at Purchaser option and additional cost.
