History of Senior housing in Europe
• Started with family
• Churches and other charities supported this
especially when there was no family
• Communities took over
• Governments came in (housing corporations):
– Local
– National (moving back to local)
• Social care or health care
Current trends in Senior housing:
governments
So the challenge for governments: an ageing
society and less budget.
• Ageing in place
• Public/private collaboration
• More individual responsibility: cost-sharing or
private pay
• More diversity instead of one size fits all

• Discomfort because of age is diagnosed as care

Peeking into the future
• Need for prevention to keep seniors as healthy
as possible
• Safety and support services are key aspects for
future housing
• Lifestyle and thus differentiation in senior
housing is necessary
• Leading principle: minimum level of senior
housing is acceptable, but more money means
more luxury
Peeking into the future (2)
• So more differentiation in housing facilities,
price and target groups
• Increase of co-payment schemes
• New providers (private/for profit) on senior
market
• Rather renting then buying real estate
Task for builders
• Open building: more outside in but in balance with safety
• Apply technology into homes for the ageing (Finland is
already ahead of others)
• Create building environments where people can naturally
meet each other
• Hospitality services as tool for prevention:
– Food: nutrition
– Fitness: physical condition
– Meeting places: social involvement
• But beware of a hotel environment. It is a place where
people live and not where they are a guest.
Housing features
• Apartment buildings: 45 – 200 M2
• Controlled entrance
• Technology: alarm, fall detection systems, guiding lighting,
camera monitoring (if approved)
• Services: food, house cleaning, ADL-services, information
services (closed TV circuit), transportation
• Amenities: fitness, swimming pool (sauna in Finland),
recreation areas
NL references:
• Renting price: around € 10-15 per M2 per month
• Service fee: € 7-10 per M2 per month
