Housing Ordinances
oInitial Affordable Housing Ordinance adopted in 1997
oCommunity College District Ordinance adopted in 2000 required
15% affordable housing.
oEZO Inclusionary Zoning Ordinance Adopted in 2002
oCounty Inclusionary Zoning Ordinance Adopted in 2006 Required
30% AH for Major Projects and 16% AH for Minor Projects.
oInclusionary Zoning Ordinance amended in 2012 to reduce the
Percentage of AH Required to 15 % for Major Projects and 8 %
for Minor Projects.

Community College District Affordable Housing Requirements:
oAffordable Housing Plan required in all developments in Village, Fringe,
Rural and Employment Center Zones
oFifteen percent (15%) of the total housing approved in the Master Plan
required to be identified as Affordable Housing.

oIf an applicant exceeds the 5% in income ranges 1 or 2, the
requirement for higher income ranges reduced
oAH units are integrated into overall layout
oAH units must be phased like market units

2002
oFor developments in the Extraterritorial Zone
served by City of Santa Fe water & sewer
oProvided a density bonus of one additional lot
or dwelling unit for each required affordable
unit meeting the provisions of the City’s HOP
Type A development (16%)

oCounty Ordinance 2006-2 Required 30% Affordable
Housing for Major Projects and 16% for Minor
Projects.
oOrdinance replaced CCD Ordinance and expanded
the area to the Northern and Central Areas of the
County
